Can I owner build a shed?
What is your lead time?
Our full builds are dependant on Council approval
Can I build a shed before I have a dwelling on my block?
On an R-Coded lot which is R2 – R40 zoning you must have substantially commenced construction and either poured footings or the main slab. On a rural zoned lot then there is provisions to construct a shed prior to a dwelling being on the property.
How long does it take to get Council Approval?
- Development application – 4-12 weeks- when required this can take anywhere from 20-90 days, all applications are different based on the need to lodge a development application
- Building Approval – 1-5 weeks – Upon submission of a building application the local council can take 7 days to issue the building permit invoice and from there it may take 10 working days for a certified application and 25 working days for an uncertified application
- Earthworks – 1-2 weeks – After council approval earthworks can be commenced, once completed and we are advised we will schedule your concrete pour
- Concrete pour – 1-2 weeks – we can get to most jobs within 1-2 weeks and the concrete pour is usually completed in 2-3 days weather pending
- Build time – 1-4 weeks small sheds can be built in under 1 week larger sheds can take up to 4 weeks, speak to our team to get a timeline for your project.
Do I need a DA ?
The requirement to lodge a Development Application for Planning Consent is based on the special conditions, zoning & local planning policies and schemes which your property has attached to it. This can refer to a building which is over height, over size (m2), reduction of setbacks, modification of your building envelope, There is also planning policies and conditions which apply to certain properties like special conditions, landscape value conditions, water catchment areas for drinking water, Certificate of title restraints like easements and caveats, proposed or existing major roads or infrastructure based conditions or mining tenaments.
